635,000 SF MIXED-USE DEVELOPMENT | SOUTH END, CHARLOTTE NC
The Spectrum leasing team faced two significant challenges with this project: gaining trust of corporate leaders in an emerging office submarket that was previously a dense residential and retail area and starting a second tower on a speculative basis during a pandemic. We shared our vision with brokers and promoted the tagline “Where Corporate Meets Cool,” which attracted attention from historically Uptown-based companies and those looking to have a location surrounded by the amenities South End has to offer while also walkable to Uptown.
We motivated companies to make decisions about their office space despite varying uncertainties, resulting in the signing of 564,000 SF across 20 new deals in two years. The office portion is now fully leased and includes 5 corporate headquarters and 5 new-to-market companies, drawing a major economic impact. The success of Vantage South End has sparked interest from national investors for even larger mixed-use developments in the area.
CARNEGIE VII & X
140,000 SF OFFICE | SOUTHPARK, CHARLOTTE, NC
Upon closing on the buildings, Spectrum was hired by AEW to take on the task of leasing and managing Carnegie VII and X. The buildings were 100% occupied at the time with a pending 15,000/SF vacancy. Our team proactively worked with three existing tenants to find ways to help them expand or relocate within the building. With this approach, the buildings were able to maintain their full occupancy without experiencing a gap in tenancy.
We have continued to work diligently to ensure that the buildings remain full and our tenants are happy. Since AEW has owned these buildings, we have done over 35 deals to ensure that occupancy has consistently remained at 95% or higher. This track record is a testament to Spectrum’s expertise, as well as our commitment to providing top-quality service.
