We are seeking to hire an experienced and highly talented individual for our accounting team. As a Senior Property Accountant, this person will oversee the day-to-day accounting of assigned properties and is responsible for timely and accurate financial reporting of those properties. Typical responsibilities include month-end close, bank reconciliations, posting of journal entries and review of final reporting packages.

POSITION RESPONSIBILITIES

  • Prepare monthly financial reporting packages for multiple clients with different reporting requirements
  • Responsible for day-to-day accounting for assigned properties including journal entries and general ledger review.
  • Prepare monthly account reconciliations for all balance sheet accounts
  • Perform timely bank reconciliations on all accounts
  • Analyze and interpret GL data to ensure proper revenue and expense recognition
  • Manage monthly fixed asset additions and disposals and record monthly depreciation/amortization
  • Prepare and maintain straight-line rent schedules
  • Assist Controller in implementing new initiatives and/or process improvements
  • Meet all internal and external (lender, investors, partners) reporting deadlines
  • Calculate monthly distributable cash and ensure distributions are made timely
  • Work closely with Property Management to reconcile tenant accounts
  • Assist Property Management in resolving questions from unusual variances in property income or expenses
  • Assist property management teams with annual budgets
  • Coordinate property tax payments to ensure they are received by the taxing authorities prior to due dates
  • Monitor assigned properties cash position
  • Create ad hoc financial reports and other analyses and participate in special projects as requested by management

 

QUALIFICATIONS DESIRED

  • 4-year bachelor’s degree from an accredited college or university with an emphasis in accounting or finance
  • Commercial or residential accounting background
  • MRI and/or Yardi experience

 

SKILLS DESIRED

  • Strong knowledge of GAAP accounting
  • Extremely analytical
  • Strong PC skills particularly in the use of Excel
  • Self-starter with the ability to work independently with minimal supervision
  • Must be able to pay close attention to detail and understand oral and written directions

RESPONSIBILITIES INCLUDE BUT ARE NOT LIMITED TO:

  • Assist with the data entry of accounts payable and receivables by adhering to self-imposed and company schedules and guidelines.
  • Deliver great customer service, tenant and prospective client interaction.
  • Schedule and coordinate successful tenant functions and community service projects.
  • Manage/coordinate any amenity service providers (i.e., food trucks, fitness center, conference center, etc.).
  • Handle tenant requests, complaints, and suggestions in a positive way that establishes and maintains favorable landlord/customer relations.
  • Monitor work orders for maintenance to ensure problems and requests are resolved in a timely manner. Follow up with tenants concerning satisfaction with work done.

  • Manage the operations of the management office, including but not limited to office supplies, snacks, drinks, phones, equipment, etc.
  • Strong leadership and communication skills are essential in order to maintain a professional positive attitude towards all teammates and tenants.

  • Strong organizational skills; ability to prioritize work and attention to detail.
  • Ability to establish strong interpersonal relations with team members, tenants, and vendors.

ADMINISTRATIVE:

  • Deliver great customer service, tenant and prospective client interaction.
  • Collect and maintain current HVAC preventative maintenance agreements for all tenants and certificates of insurance for all tenants, vendors, and contractors.

TENANT SERVICES:

  • Assist in the management of line-item budget costs for contracts, repairs and maintenance, capital improvement projects, and miscellaneous accounts.
  • Contribute to the training and oversight of accounting clerk, ensuring deadlines are met and information is accurate. Maintain a working knowledge of the Accounting System (MRI and Kardin).
  • Oversee tenant billings.
  • Participate in the preparation of the annual budget to accurately and thoroughly complete assigned deliverables under the direction of Property Management within established timeframes demonstrating a good understanding of the analysis with consideration for the goals of the asset, as well as market conditions.

OTHER:

  • Complete special projects as requested under the supervision of PM.
  • Attend regular staff meetings, prepared and fully engaged.
  • Respond to emails and requests in a timely manner.
  • Provide updates as required on all outstanding assignments and/or special projects.

As Spectrum continues our growth, we are seeking a Construction Manager to help lead in the execution of our substantial pipeline.  This is an excellent opportunity for an entrepreneurial, hard-working, and ambitious manager to come alongside an experienced team to grow professionally and be in a position to take advantage of Spectrum’s expanding platform.

 

Position Summary:

The Construction Manager will deliver multifamily projects with a standard of excellence across all phases of construction during the development process.  Assigned projects could include varied construction types from wood-frame suburban to steel or concrete podium-type urban infill.  It is anticipated that assigned projects will be in North and South Carolina with an expectation for 50% of the workload at any given time to be ‘local’ to Charlotte.

Essential Functions:

To work as a key member of the overall development and construction team, supporting both the Senior Construction Manager and/or the Director of Construction on assigned projects.

  • Oversee construction activities of assigned projects; ensuring they are delivered on time and in budget with a standard of excellence.
  • Administer construction contract for assigned projects, including reviewing Payment Applications and vetting / making recommendations on requested Change Orders.
  • Review all required ‘field decisions’, during the construction process, pulling in the design team as needed, and present a narrowed range of solutions, including cost, schedule, functionality and aesthetic for final direction.
  • Review RFIs, submittals, field reports and other procedural documentation for accuracy and thoroughness to ensure a proper standard of care is being applied.
  • Coordinate scope and installation of telecom, water & sewer, power and other utility providers.
  • Procure owner consultants, such as water intrusion, accessibility and acoustics, and act as the point of contact participating in most field visits, reviewing areas of concern and assisting in identifying and driving solutions.
  • Ensure projects are turnover to operations team in ‘ready’ condition; ensuring all proper documentation is turned over to property management and building engineer personnel and be a resource to them regarding design and construction related items that arise in the performance of their duties.
  • Visit job sites on a regular basis, or as needed, to observe performance of the architect, consultants, and contractor; and monitor quality, schedule and budget.
  • Provide pro-active management to avoid job problems, disputes, claims and surprises. Initiate preventive and corrective actions as needed.
  • Keep the Spectrum Team fully informed on assigned projects through regular and timely communication, correspondence and meetings, keeping them apprised of important project events, activities and issues, and by soliciting his input, approval, advice and assistance on important project decisions and matters.

 

Other Responsibilities:

  • Assist in due diligence and design of potential sites/projects by lending construction expertise.
  • Assist in the selection of General Contractor for assigned projects and in the crafting / negotiating of construction contracts and other agreements.
  • Obtain bids and complete analysis for construction/field-related Owner Vendors such as Geotech, environmental and Commercial Material Testing & Special Inspections.
  • Assist in some portion(s) of the selection, procurement, coordination and installation of Owner Vendors such as audio/video, fitness equipment, signage and FF&E.
  • Participate in all regular development and construction meetings for assigned projects; providing support, assistance and advice as required.
  • Provide support and advice to our leasing personnel regarding questions involving design and construction matters that arise with existing and prospective tenants.
  • Prepare monthly project reports.

 

Experience, Education, and Certifications:

  • Bachelor’s degree or higher from a top university in a related field (Engineering, Architecture, Construction Management).
  • 5 years of professional experience with a minimum of 2 years related multifamily experience.
  • Excellent knowledge of construction and development industry, including the development process.
  • Team-oriented mindset with strong interpersonal, negotiation, and communication skills and a positive attitude.
  • Demonstrated project management and team skills with the ability to work in a fast-paced environment, handle multiple concurrent large-scale projects with minimal supervision and work both independently and collaboratively.
  • Proactive, solution-oriented mindset with an interest in continuous improvement and adding value.
